Objectives

The objective of this LAV is to open a dialogue with diverse parties to explore the different densification processes and mechanisms as opportunities to favor equitable and sustainable access to housing and to the compact, connected, integrated, safe, and inclusive city; to analyze the social function of land and property with special attention to empty, idle, or underutilized spaces in the existing urban fabric (at the level of urban centers, human settlements, and public spaces), to identify their most appropriate use for developing all citizens' full capabilities, delving into the existing tools for the regularization of land and its potential at both urban and social levels.

  2. What is lacking in problematizing the need for densification? And are there other forms of densification?
  3. What are the challenges and limitations that densification processes face (or have faced) in practice?
  4. What role have the parties involved in successful densification played in achieving positive changes?
  5. What are the challenges faced in the democratic and transparent use of public areas for social purposes?
  6. What do you believe are the instruments that induce the social function of property in public and private buildings?
  7. What do you believe are the best strategies to link the instruments of the social function of property to their application in providing social housing in Latin America?
  8. What policies, regulations and instruments have been key factors of success in some cases, so that urban densification becomes a solution for those most in need and not a source of income for real estate companies?
  9. What do you believe are innovative planning and spatial planning elements to promote sustainable densification?
